The cheapest point to discover a fatal subdivision constraint is before purchasing the property or commissioning a complete design. Early planning should connect zoning, yield, access, servicing, stormwater, hazards, earthworks, staging and consent conditions with the project’s commercial objective.
Subdivision and development services
- Pre-purchase and project feasibility
- District-plan and site constraint review
- Concept layout and development strategy
- Subdivision and land-use consents
- Assessments of Environmental Effects
- Consultant-team coordination
- Section 92 responses and consent recovery
- Consent-condition review and negotiation
Feasibility and due diligence
A focused feasibility review identifies the realistic development envelope, the applicable activity status, relevant overlays and likely consenting pathway. It also establishes which issues require a surveyor, civil engineer, geotechnical specialist, traffic engineer, arborist, landscape architect or other evidence before a reliable yield and cost can be adopted.
The result should be a decision tool: proceed, renegotiate, redesign, investigate a controlling uncertainty, or walk away.
Concept design and consenting
Wilson Environmental can translate the planning constraints and project objective into a concept brief, coordinate the professional team, prepare the planning application and AEE, and lead the proposal through council requests and condition drafting.
Peter is not a cadastral surveyor, designer, or civil engineer. His role is to make sure technical work, regulatory/planning case and the commercial project remain aligned.
Natural hazards, water and servicing
Flooding, stormwater, groundwater, wastewater, access and earthworks are often treated as late technical details. In practice, they can determine developable area, yield, staging, finance and whether consent conditions remain workable at engineering approval and construction.
Relevant experience
Peter’s development experience includes small infill and multi-lot subdivisions, a staged 60-lot residential subdivision, development design involving natural hazards and stormwater, and major residential rezoning and capacity work within Waimakariri District.
